Sherri has a proven 25-year track record in commercial real estate, focused exclusively on office Tenant Representation in the San Antonio market. She spent 15 years at CBRE, Inc. before serving as Director of the Tenant Representation division at Merit Commercial Real Estate, and has now joined REOC San Antonio. Throughout her career she has earned a reputation for personalized service and for consistently exceeding her clients’ expectations.

 

Beyond lease negotiations, Sherri manages all aspects of research and business development, along with the coordination and management of corporate lease assignments and the long-term client relationships at the heart of her practice.

  • A full commission is typically built into the deal whether or not the tenant is represented. Without a tenant broker, the landlord simply keeps that fee or pays it to their own broker, and the tenant gains nothing by going it alone.
  • Engaging a broker shifts leverage to the tenant immediately, demonstrating a credible willingness and ability to relocate.
  • That leverage has to be established before negotiations begin. By the time a tenant has tried to negotiate alone and stalled, the arm’s-length environment that creates leverage is already gone.
  • Even a strong landlord relationship doesn’t change the math. The landlord is focused on maximizing return on investment, and the tenant needs representation that matches that focus.
